
As property tax notices are being dispersed across the region, homeowners are likely to see higher bills as the province continues increasing the provincial education property tax.
According to information released by Alberta Municipalities, the Government of Alberta increased its property tax on homes and property by 12% in 2025, with another 15% increase for 2026, to a reported total increase of over 1 billion dollars the last 3 years.
The provincial portion of property taxes is separate from municipal taxes used to fund local services. Municipalities collect both local and provincial property taxes through a single tax bill, but local governments have no control over the provincial portion and are required to transfer those funds to the province.
The Government of Alberta determines how much revenue is collected through the education property tax to help cover K-12 school costs. Alberta Municipalities says, on average, about 31% of residential property taxes go to the provincial government, while roughly 68% remains with municipalities to fund local services. The remaining 1% supports senior housing organizations.
